Creating Lender Groups through our on-line Auctions

Loans are arranged between a borrower and a group of lenders for each loan via an auction in a live marketplace.

Our lending is all at fixed rates of interest for terms of between 6 months and 5 years.

Our Auctions

We have two types of Auctions: Set Rate Auctions and Dynamic Auctions

In Set Rate Auctions the interest rate is fixed before the auction starts and lenders bid the amount of the loan they want. When the loan is filled the auction closes.

In Dynamic Auctions lenders bid the amount of the loan they would like together with a desired interest rate. When the auction closes, the lowest interest rate bids that collectively fill the loan requirement are automatically selected and successful lenders get the interest rate which they have bid.

The Borrower is then offered a loan at the blended annual rate of the accepted bids plus the Relendex Interest Rate Spread. This is typically 1% p.a. for senior loans, to cover operating, transaction, management and monitoring costs.

No charges for Lenders

There are no charges deducted from the successful bidder's Interest Rate. That means no membership fee, no annual charges and no fees for making individual bids. Lenders therefore get the interest rate they actually bid (assuming their bid is successful).

″Select Your Own″ interest rate

Lenders make all their own investment decisions and specify the interest rate they require (except for Set Rate auctions where the rate is pre-defined). The minimum bid is as low as £500 and the maximum bid is the whole loan amount.

What about defaults?

Relendex Risk Ratings are a guide to the likelihood of default for any individual loan. Ratings range from A+ to C. An A+ rating indicates a very low risk of default.

See Managing Risk and Due Diligence sections for a fuller description of the risk evaluation and due diligence process that takes place before a loan auction is posted on the exchange and the monitoring process for live loans. There will be some defaults but our team will do all necessary to mitigate any loss. With a first mortgage over the property and a typical loan to value (LTV) of 60%, the value of the property would need to fall more than 40% before lenders lost any of their capital. Relendex takes appropriate advice to produce the best outcome for lenders. Our online voting system gives lenders the ability to take their own decisions in a default situation.
